This does not count the 13.9 million visitors that came to the metro area in 2012. Industrial property is currently leasing for $9.07 / sq. ft. and rising, but is still lower than comparable markets on the east coast.
The lack of local climbing may scare away some gym developers but savvy entrepreneurs will know how to grow the existing community with smart marketing. This area is one of the best cities on the list for a mega (30,000 sq ft climbing) bouldering gym! Somebody is going to open a gym here and it might as well be you.
